What causes concrete to sink?

The causes of concrete leveling, settlement, and sinking are the same whether it’s a driveway, walkway, patio, garage floor, or pool deck. As soil underneath a concrete slab shrinks, settles, or washes away, this leaves empty space, or voids, beneath the slab. With the soil no longer supporting the slab, the concrete will sink, creating an uneven surface.

Poorly Compacted Soil

Poorly Compacted Soil

When your home was built, soil movement around the building site results in poor compaction. Even when the replaced soil is compacted well, it's never as stable as the original soil. Over time, this can cause voids to form and slabs to settle.

Dry Soil

Dry Soil

Another cause of soil failure is drought. During dry conditions or even just during periods of warm weather and low precipitation, the soil under your concrete will dry out and shrink, creating voids. The concrete above eventually cracks and sinks into these empty spaces, especially if any weight is placed on it.

Flooding

Flooding

When the rains return, the water has an even easier pathway under the slab due to cracks and crevices left over from the dry period. And this wet, soft soil is too weak to support the concrete above it. In the worst case, the soil erodes and washes away completely, leaving behind large voids that cannot support the weight of the concrete above.

Concrete Leveling Services for Settled or Sunken Slabs in Texas

We can fix settled concrete and prevent further sinking with lifting and leveling solution. With AM Construction Services, we can quickly restore the appearance and safety of your concrete without the mess or cost of replacement or traditional mudjacking. The result is a waterproof repair that’s much more permanent than mudjacking and other common concrete repair methods.

Driveway Leveling

You’re not alone for driveway leveling needs. Concrete driveways are one of the most common areas for settling and sinking to occur. Sunken driveways are a problem for homeowners, because they can cause poor drainage, trip hazards, puddling, icing, and cracking of the concrete.

Most driveway settling occurs where the driveway meets the garage. When builders dig the foundation for a home, they overdig the area and typically backfill the hole with some of the material they dug out (much of which is clay). Over time, the clay is compacted by the weight of the driveway block, and the driveway settles. We are able to repair the sunken concrete by lifting back into its original position. Driveway leveling problem solved!

Sidewalk Repair

Much to the dismay of homeowners, maintenance of public sidewalks is their responsibility. In order to upkeep the appearance and safety of public walkways, Cleveland suburbs sometimes cite their residents for the trip hazards and puddling on their sidewalks. If you receive a citation for your sunken concrete, feel free to call or email us for a free estimate. Your concrete will pass reinspection…Guaranteed!

In some cases, tree roots will cause a sidewalk or driveway block to become too high on one side. In order to fix this situation, the block must be lowered. Greene Concrete Leveling Company is the only concrete repair company that can both raise and lower concrete.

In many of our older suburbs, sandstone sidewalks are a beautiful feature that adds to the appearance of the neighborhood. Cleveland Heights, South Euclid, Shaker Heights, and other cities have sandstone sidewalks that have settled and created trip hazards. Please do not make the mistake of tearing out these stones and pouring a bright white concrete sidewalk…worse yet, do not let anyone convince you that sandstone should be drilled and pumped up! This will break the stone slab and leave unsightly concrete patches on its surface.

The only solution that allows you to save the original stone and restore it to its original position is manual leveling, and this service is exclusively offered by Greene Concrete Leveling Company.
